WHAT IS A 1031 EXCHANGE ?
A 1031 exchange is a powerful wealth management tool.
According to Section 1031 of the Internal Revenue Code (IRC), if an investor has property they currently own, they can sell that property, and if they reinvest the proceeds into a replacement property, there’s no immediate tax consequence to that particular transaction.
They can defer any capital gains taxes associated with that sale allowing them to defer federal taxes on some exchanges of real estate. However, it is not available to buyers or sellers of personal homes for their own use.

WHAT IS A DELAWARE STATUTORY TRUST (DST)?
A Delaware Statutory Trust (“DST”) is a securitized real estate product. The DST entity structure allows the smaller investor to own a fractional interest in large, institutional quality and professionally managed commercial property or properties along with other investors, not as limited partners, but as individual owners within a Trust.
Each owner receives a percentage of their share of the cash flow income, tax benefits (deferral when entering on a 1031 and depreciation if there’s leverage on the investment), and potential asset appreciation.
